Concrete Driveway Resurfacing: Overlay, Restore or Relay?

Resurfacing only works on concrete that is structurally sound. If the slab is level, not moving and the cracks are fine and stable, a new surface layer (a cement overlay, a fresh seal and re-colour, or resin bound) can make it look new for a fraction of the cost of breaking it out. If the slab has sunk, is rocking at the cracks or is breaking up, anything laid on top will crack in the same places, and relaying is the only fix that lasts.


What does concrete resurfacing actually mean?

The word covers several different jobs, and quotes don't always say which one you're getting.


  • Restoration. Deep clean, strip old sealer if needed, re-tint faded colour and reseal. For imprinted concrete that has lost its colour but is otherwise sound.

  • Thin cement overlay (micro-topping). A polymer-modified cement layer a few millimetres thick, trowelled or sprayed over the old slab and often coloured or textured.

  • Stamped overlay. A thicker overlay that can take a new imprinted pattern.

  • Resin bound over concrete. A resin and stone layer laid straight onto the old slab.

  • Tarmac over concrete. Tarmac laid over the slab as a new wearing course.

  • Break out and relay. Not resurfacing at all, but the option every other one should be compared against.


When will a concrete overlay work?

An overlay is only as good as what it's stuck to. Before anyone quotes for one, the existing slab should pass four checks.


  1. It's level and not moving. Stand on each side of a crack and rock. Any movement means the slab is not stable.

  2. Cracks are hairline and stable. Fine shrinkage cracks can be treated and covered. Wide cracks with one side higher than the other are structural.

  3. The surface is sound. Tap it with a hammer handle. A hollow sound or flaking (spalling) means the top is coming away and must be removed first.

  4. There's room for the extra height. An overlay raises the surface. LABC Warranty guidance is that driveways and paths should sit at least 150mm below the damp proof course of the house. If the drive is already close to the DPC, adding height can bridge it, and threshold and drain levels need checking too.


Pass all four and an overlay is a sensible option. Fail one and you're paying to hide a problem that will be back within a winter or two.


Why overlays fail

Most failed overlays come down to the same short list.

Reflective cracking. Cracks and joints in the old slab move with temperature and ground conditions. A thin layer bonded on top cracks along the same lines. Good overlay work carries the old joints through to the new surface rather than covering them.


Poor preparation. Oil, old sealer and dirt stop the new layer bonding. The surface needs mechanical cleaning or grinding, not just a pressure wash.


Wrong conditions. Cement overlays need mild, dry weather to cure, exactly like new concrete.


The wrong surface on top. Resin bound laid over an impermeable concrete slab is no longer permeable as a system, because the water has nowhere to go through the concrete. On a front drive over 5 square metres that matters: the permitted development rules in England require a porous surface, or run-off directed to a permeable area on your land, so the falls and drainage have to be planned.


How much does concrete resurfacing cost?

Typical UK prices for resurfacing a concrete driveway run at around £25 to £55 per square metre according to MyJobQuote's 2026 guide, which puts resurfacing a typical 60 square metre two-car drive at roughly £1,200 to £4,500 across all surface types. Its figure for full replacement is about £40 to £175 per square metre, depending on material.


For comparison, Checkatrade's 2026 guide puts a new concrete driveway at around £95 per square metre and printed (imprinted) concrete at typically £80 to £110 per square metre.


What pushes a resurfacing price up:


  • Repairs first. Cutting out and repairing cracks, spalled areas and broken edges.

  • Grinding or stripping. Old sealer and coatings must come off for a new layer to bond.

  • Levels. Adjusting drains, thresholds and manhole covers to the new height.

  • Finish. A plain resealed surface is cheapest. Stamped overlays and resin bound cost more.


Those are market ranges for guidance only. The real figure for your drive comes from a site visit, because the condition of the slab decides which option is even on the table.


Overlay or relay: how to decide

Resurface when the slab was well built, it's level and drains properly, cracks are fine and stable, and the problem is mainly appearance (faded colour, worn sealer, staining).


Relay when sections have sunk or lifted, cracks are wide or stepped, water ponds against the house, the surface is breaking up across large areas, or you want to change levels, add drainage or make the front drive permeable.


The trade warning about imprinted concrete in particular is blunt: because the slab is rigid, poor work can't be patched invisibly, and the only real remedy for a badly laid drive is to break it out and do it again. A new pattern imprinted concrete driveway laid to full depth on a compacted base gives you another 20 to 25 years, where an overlay on a failing slab might not see three.


Replacing with a different surface is also an option once the old slab is out. A resin bound driveway on a new permeable base, for instance, deals with front-garden drainage at the same time.


Concrete resurfacing questions, answered

Can you resurface imprinted concrete?

Yes, if the slab is sound. A restoration (clean, re-colour, reseal) brings back faded imprinted concrete, and a stamped overlay can change the pattern. The pros and cons of imprinted concrete apply just as much to a resurfaced drive as a new one.


Can you lay tarmac over concrete?

It can be done, but the joints and cracks in the concrete tend to show through the tarmac in time. It's rarely the long-term fix it looks like on day one.


How long does a concrete overlay last?

It depends almost entirely on the slab underneath and the preparation. On a sound, stable slab it can last many years with resealing. On a moving slab it fails along the old cracks.
